AHC2 will manage your construction project from the day you choose a potential site all the way through a one-year warranty walk-through. From site evaluation through building permits, AHC2 can manage every aspect of your project to get it to construction based on your parameters. Not sure of the parameters? Feasibility & Planning

Site Evaluation & Due Diligence

  • AHC2’s Feasibility Studies answers these questions: Does the project work? What are the risks? What are your negotiating terms on a deal? Does the development plan work for the use? What are the potential concerns about a project? What are the potential negotiating points for either lease or purchase?

  • First, we meet to understand the project and your business needs. AHC2 then goes to work, including site visits, 360 photo documentation, research on planning and zoning, environmental concerns, and more, considers scheduling and budget issues, and provides a list of recommendations in the Feasibility Study. As part of Feasibility, AHC2 can participate in calls for negotiating the deal (purchase or lease) based on the report.

Consulting & Overight

Making sure preliminary design is correct. Assist in making sure they get the right people. Make recommendations, review proposal for proper scope, making sure client gets correct team in place to do all the tasks.

  • Consulting work includes making sure the preliminary design is correct, reviewing proposals for scope, assembling the correct team for the project, making design and development recommendations, meeting weekly to keep your project on track, putting together a schedule and budget that works for your project, holding weekly calls to make sure the team and project is moving forward efficiently.

End-to-End Development

End-to-end development includes feasibility, project management, design, scheduling and budgeting, entitlements and permitting, bidding and negotiation, financing management, owner representation, site inspections, and documentation, and project closeout. AHC2 is on the job from day one until completion, and handles every detail, anticipates and removes every roadblock, and will build the best facility in your budget and timeframe.

  • Before the project kicks off, AHC2 will work with you to prepare a preliminary schedule and budget, then ensure the project runs efficiently against it. All schedules and budgets are cloud-based to give clients access in real-time. 

  • AHC2 has extensive experience with permitted uses, conditional use permits and use variances, and will manage the entire permit process so you don’t have to worry about work delays or job stoppages. AHC2’s experience includes County Fire Marshal approvals, Health Department approvals and all types of permits required to start construction.

  • AHC2 will help you decide whether to do a Competitive Bid or a Negotiated Contract. We will help make sure you select the right General Contractor and have a construction contract that protects your interests.

  • AHC2 makes sure people get started on their finance on time, earlier than you think. AHC2 provides all documents so that loan is getting properly financed. Make sure loan covers all numbers. AHC2 works hand in hand with bank to close the loan, and during construction, manage all approvals required from the bank. Liaison with the bank.

  • When you hire AHC2, we manage your interest with everyone involved in the construction of your project: General Contractor, Design Professionals, Franchisors, Vendors, Utility Companies and City Inspectors. When AHC2 is involved, you can leave the construction to us, and focus on marketing your business for a successful opening. 

  • AHC2 handles regular inspections of construction to ensure adherence to the plans and project schedule. Every critical aspect of the project is documented, and critical issues are flagged and managed. In this phase, we also provide video documentation of the site progress that can be repurposed to market and build excitement for opening for your prospective clients.

  • The end of a project is the most complex phase. This is when inspections must be scheduled and permits closed while the contractor is putting on the finishing touch. AHC2 will ensure this happens simultaneously without delay to the site opening. AHC2 also conducts a final walkthrough and prepares the punch list, then follows up with the General Contractor until all work is finished. AHC2 also makes sure you have the necessary maintenance contracts and conducts a one-year warranty inspection.
